It is all a matter of taste. Personally, i liked the old wood shake roofs on a Buchan home from decades ago, but today, there are som EXCELLENT alternatives to real wood products. They last longer, are easier to install, and are often superior in many other ways. And there are more varieties coming out is seems with each passing year.

Here is more on the subject:

A good crew will use protect foundation plantings and shrubs during tear-off, and will use magnetic tools to pick up nails and metal objects from the lawn. Make minor repairs on the roof if it is in good condition. “Central Homes Roofing did a great job on one of my rental properties. not that that bad of condition, they kept saying they can put a new roof on. The advice provided was excellent and the quote accurate whilst allowing flexibility depending on what was uncovered when the roof was removed. In general, this means you simple build a new roof on top of your old roof.

So you’re buying a newly constructed home, and it comes with a builder warranty. Roof overs are a very popular solution to mobile home roofing problems. It’s very risky for you if a contractor has a lot of your money up front before any work begins. The quote was $21,481.74. This company did not seek to sell me extra services - they quoted on exactly what I asked for and were slightly cheaper than other quotes. A builder warranty is issued to most new constructions, but it covers a very specific list of features in and on the house.

How much for an 5 sq rip that took 8 hrs because entire roof was ice and water barrier and the shingles were literally melted. It’s a difficult question to answer, he said, because of the many other factors involved in the home, from climate to shading, the quality of windows in the mobile home and R-values of your mobile home insulation.

Hood says H & S Roofing also charges more for pitches above 7:12 because of the difficulty and because the company pays more in insurance costs. All your post are bull. Another factor is accessibility to the roof. Damaged or old valley flashing and drip edging is also removed at this time. I have received my first estimate at $20,000 for an asphalt shingle roof. On a flat or slightly bowed mobile home roof, most of the time there’s no vantage point to see the rooftop or consider how good or bad it looks. Awesome! That means that the builder will assume financial responsibility for anything that breaks, right? Well, not exactly. Then shingled, ice and water barrier, reflash, 3 valleys and 3 skylights, 3 hips, 60 ft of cap . From your comments sounds like you would not recommend Home Depot.

Bottom line? If you buy a new construction, make sure you get a builder warranty. Our initial consultation is free and we only charge a 2% design fee to begin to do your project design. Ice guard membrane is a synthetic waterproof barrier material designed to prevent melting ice from backing up under the shingles and penetrating through the sheathing, where the moisture can cause severe damage.Lay down asphalt roofing paper over the roof sheathing. However, if the previous homeowners knew about the leaks and purposely covered up any water damage and didn't disclose that information when you were buying the house, they broke the law and they would be responsible for paying the costs. The only way they could suspect a leak is by seeing any visible water damage. If the previous homeowner covered up the water damage, the inspector would not have been able to suspect a leaky roof. Based on what I've read above, that estimate seems high.

But don't bank on that warranty covering everything that might go wrong with your home. While you should try to get as much coverage from your builder as possible, repairs and maintenance fees are all part of the home-owning game.

Much of the same can be said for PVC. There will always be the guy that goes to a customer and undercuts you. With pitched and peaked roofs, they’re always looking back at you, so many homeowners (and their neighbors!) prefer more traditional roof materials with added aesthetic appeal. If you have a rather complex roof, they may ask to see the blueprints if you have them, which can help with the measurements and ordering of materials.

People who know manufactured or mobile home roofing will talk of “a roof over”, which can be a bit misleading. Rather than taking a large deposit (20-50%) up front, we charge incrementally as each stage of the work is completed. The Business Manager explained all aspects of the job to me and was very understanding and proactive in providing me with the information I needed to share with my neighbour, as we have a common roofline. Costs may vary depending on your region and home’s location, the roof’s slope and number of stories, overall complexity of the roof, the number of layers of the old shingles to be removed and disposed of, type of underlayment and accessories used, and any warranties or guarantees the contractor offers.
